The 40 yard container in Janesville
The 40 yard is a job-site container. Eight-foot sides mean it is loaded by machine or by a crew throwing from a height, and 22 feet of length means it needs a lot or a long drive, not a residential driveway. Warehouse strip-outs along the Highway 51 and I-39/90 corridors, apartment turnovers, retail build-outs on Milton Avenue — that is where it lives.
It is light, bulky debris that justifies the 40: packaging, framing, fixtures, furniture from a whole building. Heavy demolition rubble fills the weight allowance long before the box looks full, so we usually run it alongside a smaller container for concrete.
Commercial demolition and multi-unit projects
Property managers turning over a whole floor of apartments, contractors demolishing an interior before a build-out, retailers clearing a store for a new tenant — these are the regular 40 yard customers. Commercial demolition in Wisconsin comes with paperwork: the DNR wants an asbestos inspection and, for commercial buildings, a notice at least 10 working days before demolition starts, and asbestos-containing material never goes in a roll-off. We will ask what the building is before we quote.
Access and placement for a 40 yard
The truck needs a straight, level run of about 60 feet and overhead clearance for the lift. On a job site we place it where the crane and the crews can both work. A 40 that has to sit in a Janesville street needs the City's Dumpster Permit — no more than 8 feet into the roadway from the curb, 60 feet back from any cross street, a Type II or III barricade or drum with a flashing yellow light, two weeks maximum — and we file it, because the form requires the container owner to apply. Other towns have their own street-privilege permits; each town page says what the code asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Commercial demolition and build-outs
- Multi-unit and whole-building cleanouts
- Industrial and warehouse strip-outs
- Large storm-recovery jobs
- Long projects on a swap schedule
Pick a different size for
- Residential driveways (it will not fit and you will pay for air)
- Heavy inert material only — use smaller containers for concrete
- Jobs without machine or crew loading
- Hazardous material, asbestos, tires, appliances, electronics
Placing a 40 yard container on a Rock County property
It needs about 60 feet of straight, level lot or job-site access and 25 feet of overhead clearance. On your own driveway or lot in Janesville we found no City rule requiring a permit; in a street, alley, sidewalk or terrace the City requires a Dumpster Permit through the Building Division (608-755-3060) — two weeks maximum, barricade and flashing light on the traffic side, off the street in a snow emergency — and the container owner applies, so we file it. Other towns have their own rules — Beloit bars street obstructions with no permit route, most of the rest have a street-privilege permit of some kind. Boards go under the rails as standard, and in winter the spot needs to be plowed. Each town page covers its own code.

Answers
40 Yard Dumpster — questions we get asked
Will a 40 yard dumpster fit on a residential property?
Rarely. It needs a lot, a long drive or a street placement with the city's permit. For houses, two 20s or a 30 usually work better.
How do you load a 40 yard?
By machine or by crew. The sides are eight feet high, so hand loading from the ground is slow — plan for a skid steer or a ramp.
Can I put concrete in a 40 yard?
Not as the main load. Five to six tons is included and concrete hits that at a fraction of the volume — and the Janesville landfill refuses it in a mixed load anyway. We run a 10 yard loaded level for rubble alongside the 40 for everything else.
Do you offer long-term rates?
Yes. Projects running for weeks get swap-out scheduling and extended-rental pricing — tell us the expected duration and we will quote the whole job.
